00 · 核心思想说人话:比的是两个世界the idea, in plain words
放进房子里的每一块钱,都是离开你投资组合的一块钱。所以问题从来不是「房租和月供哪个高」,而是:五年以后,哪一个世界让你的总资产更多?
Every dollar that goes into an apartment is a dollar that leaves your portfolio. So the question is never "rent vs mortgage payment." It is: which world leaves you with more total wealth in five years?
比较时需要一个关键假设,叫替代收益率(alternative return):如果你不买房,这笔首付本来能赚多少。下面会同时算两种 —— 偏股票组合的长期假设(例子里用 7%),和更保守的现金/债券情形(例子里用 4%)。
The comparison needs one key assumption, the alternative return: what the down-payment money would earn if you didn't buy. The example carries two — a stock-heavy long-run assumption (7%) and a cautious cash-or-bonds case (4%). Neither is a forecast; they're two ends of a range.
月供数字藏起来的东西 · what the monthly check hides
月供比房租低,并不代表买房更划算。月供里看不到的是:首付本来可以继续增长的那部分,以及买进、卖出时一次性付掉、再也拿不回来的交易成本。下面的例子里,持有成本每月比房租还便宜一点,结果租房仍然明显领先。
A monthly cost below your rent doesn't mean buying wins. The monthly number leaves out the down payment's lost growth and the one-time costs of buying and selling that never come back. In the example below, owning is a little cheaper per month than renting — and renting still comes out clearly ahead.
01 · 算例两个世界:买 $600K,还是继续租worked example — buy at $600K vs keep renting
Alex 是虚构的。Alex 租着一套一居室,月租 $4,500,每年涨 2.5%。同一栋楼里一套差不多的一居室挂牌 $600,000。Alex 想知道:如果买下来住五年再卖掉,和继续租、把钱留在投资里,哪个更好?
Alex is fictional. Alex rents a 1BR for $4,500 a month, rising 2.5% a year. A comparable 1BR in the same building is listed at $600,000. The question: buy it, live there five years, sell — or keep renting and leave the money invested?

Both worlds spend the same each month: whichever side has the lower monthly cost invests the difference at the alternative return. 两个世界每月花一样多的钱:哪边月支出更低,就把差额投进去。

要点:持有成本每月比房租便宜 $236,但在 7% 的假设下租房仍然多出约 $53K。原因是 Alex 投进去的 $138K,五年后只拿回约 $109K —— 过户的 $18K 和卖出的 $42K 都没了,而五年的还本只积累了约 $31K。同一段时间里,租房世界那 $138K 涨了约 $56K。如果钱只能赚 4%,差距缩小到约 $29K,几乎减半。替代收益率是最大的变量之一。
The punchline: owning costs $236 a month less than renting, and at 7% renting still wins by about $53K. Of the $138K Alex put in, only about $109K comes back — the $18K closing and $42K selling costs are gone, and five years of loan paydown only built about $31K. Over the same stretch the renting world's $138K grew by about $56K. If the money only earns 4%, the gap shrinks to about $29K — nearly half. The alternative return is one of the biggest levers.
02 · 盈亏平衡价买仍然能赢的最高价格the break-even price
盈亏平衡价 = 在给定房租下,买房还能赢过租房的最高价格。低于这个价,买赢;高于它,租赢。它把「这套房子值不值得买」变成了一个可以和挂牌价直接对比的数字。
The break-even price is the highest price at which buying still beats renting, given what the same kind of unit rents for. Below it, buying wins; above it, renting wins. It turns "is this worth buying?" into one number you can hold up against the asking price.

三件事最敏感:你打算住多久、房价会不会涨、以及同类房子租多少钱。另一种看法是倒过来算「平衡升值率」:在 $600K 买入,房价每年要涨约 1.8%(7% 情形)或约 1.0%(4% 情形)才能打平;在 $660K 买入,要涨约 2.8%。如果一笔交易只有在房价持续上涨时才成立,那它其实是在押注房价。
The sensitive inputs are how long you'll stay, whether prices rise, and what the same unit rents for. You can also run it backwards as a break-even appreciation rate: at $600K, prices need to rise about 1.8% a year (7% case) or about 1.0% (4% case) for buying to tie; at $660K, about 2.8%. A deal that only works if prices keep climbing is a bet on prices.
03 · 全成本把纽约的成本算全the full NYC costs — the honest version
很多「买比租划算」的计算,只比较了房租和贷款利息。把下面这些都放进去,平衡价会明显下降。
A lot of "buying beats renting" math only compares rent with mortgage interest. Put these in and the break-even drops noticeably.
- Closing costs when you buy. The example uses ~3% as a round number; the real figure depends on the deal, the loan and whether it's a co-op or a condo. 买入的过户成本 —— 例子里取约 3%,实际取决于交易、贷款,以及是 co-op 还是 condo。
- Monthly carrying costs. Common charges (condo) or maintenance (co-op), property tax, insurance, and upkeep. These are the owner's version of rent — paid every month, never recovered. 每月持有成本 —— 物业费或 co-op 维护费、地税、保险、维修。这是业主版的「房租」,每月都付,拿不回来。
- Selling costs, ~7%. Broker commission plus transfer taxes when you leave. On a $600K sale that's about $42K. 卖出成本约 7% —— 中介佣金加转让税。$600K 的房子大约 $42K。
- Mansion tax at $1M and up. Roughly another 1% on purchases at or above $1M. $100 万及以上的「豪宅税」—— 大约再加 1%。
- Co-ops at the cheaper end. Lower-priced inventory is often co-ops and studios — which can mean higher monthlies and a board approval process. Check each listing. 价格偏低的房源多为 co-op 和单间 —— 月费可能更高,还要过董事会审批。逐套核实。

In Alex's example, leaving out the buy and sell transaction costs would put the break-even around $628K (7%) or $678K (4%). Those two one-time costs alone pull it down by roughly $110–130K — and the shorter the stay, the heavier they weigh.
04 · 机会成本拿什么收益率来比opportunity cost — which return do you compare against?
每一个结论都取决于同一个假设:不买房时,首付这笔钱在做什么。我会把两种情形都算一遍。
Every verdict hangs on one assumption: what the down-payment money is doing if you don't buy. I run both of these.

The money would stay invested
- Use a long-run return you'd actually expect from your mix — the example uses 7%用你自己的资产配置长期能实现的收益率,例子里是 7%
- Higher expected return, but it swings — not a guarantee期望更高,但有波动,不是保证
首付多付还是少付?把税后的贷款成本和税后的现金收益放在一起比。比如 6.5% 的贷款,如果利息能按 25% 抵扣(前提是你逐项抵扣),税后约 4.9%;它高于上面现金世界的约 2.8%,那么多付首付总是更好 —— 借钱在这里是净亏。但多付首付救不了一个定价过高的房子。
Put more down, or less? Set the after-tax cost of borrowing next to what the cash earns after tax. A 6.5% mortgage with interest deductible at 25% (only if you itemize) costs about 4.9% after tax. That's more than the ~2.8% the cash earns, so paying more down always helps — borrowing loses money here. It never rescues an overpriced unit, though.

When the money earns less than the mortgage costs (4% vs 6.5%), more down raises the break-even. When it earns more (7%), the down payment barely matters. 钱赚得比贷款利率少时,多付首付能抬高平衡价;赚得多时,首付比例几乎无关。
钱从哪来不改变答案。卖掉投资来凑首付,并不会抬高「值得付的价格」—— 每卖出一块钱,就是离开了那个替代收益率,而这正是上面在计算的机会成本。现金灵活,只意味着一笔真正过关的交易不会因为没钱而错过。
Where the cash comes from doesn't change the answer. Selling investments to fund a down payment doesn't raise the price worth paying — each dollar sold leaves the alternative return, which is exactly the opportunity cost being charged above. Flexible cash only means a deal that genuinely clears the bar won't be blocked for lack of it.
税的几个变量 · tax notes (as of 2026 — check current numbers)
2026 年起,州和地方税(SALT)的抵扣上限从 $10K 提高到 $40K,收入较高(大约 $500K 以上)时会逐步取消。对于逐项抵扣的人,地税因此可能重新变得可抵扣。房贷利息抵扣仍以 $750K 的贷款额为上限。这些规则会变,也因人而异 —— 请向税务专业人士确认。
For 2026 the SALT deduction cap rose from $10K to $40K, phasing out at higher incomes (roughly $500K and up), so property tax may be deductible again for people who itemize. The mortgage-interest deduction still applies to up to $750K of debt. These rules change and depend on your situation — confirm with a tax professional.
05 · 买得起 vs 值得买两个上限,取低的那个what you can afford vs what's worth paying
这是两个不同的问题。假设 Alex 在留足应急储备之后,能动用的现金是 $140K。能买的最高价 = 现金 ÷(首付比例 + 过户比例):
These are two different questions. Say Alex has $140K to deploy after keeping an emergency reserve untouched. The most Alex can pay = cash ÷ (down-payment share + closing share):

The price that's worth paying — the §02 break-even — is about $516–548K. So a good buy for Alex is roughly the lower of the two. At 20% down Alex can just afford the $600K unit, but per §02 that price trails renting by about $29–53K across five years. Affordable is not the same as worth it.
06 · 时机如果继续租:什么时候找房timing — if you rent, when to look
如果算下来是「租」,接下来能省钱的地方在于时机。下面是纽约租房市场的一般规律(截至 2026 年,请核对最新情况):
If the math says rent, the next place to save is timing. These are general patterns in the NYC rental market (as of 2026 — check current conditions):
seasonality · 季节性
冬天最便宜,七月最贵
Winter is cheapest, July the most expensive
纽约租金有明显的季节性:1–2 月通常全年最便宜,7 月最贵。冬季租金大约低 5%,优惠也最多(免一个月房租、房东付中介费)。租约在冬天到期,搬家就自然落在价格最低的窗口;如果能谈到短期延租或按月续租,也可以把签约推到 1–2 月。
NYC rents are seasonal: January–February are usually the cheapest months and July the most expensive. Winter runs about 5% cheaper, with the most concessions (a free month, owner-paid fees). A lease that ends in winter puts the move in the best-priced window; a short extension or month-to-month can shift a signing into January–February.
lead time · 提前量

Listings surface roughly 30–45 days before move-in
所以 11 月看到的房源,对应的是 12 月或 1 月入住。夏天可以只看不签,用来校准你想要的条件到底有多稀缺。
November listings are December or January move-ins. In summer, look without signing — it's a good way to calibrate how rare your must-haves really are.
renewal · 续约
涨租要提前通知,这是筹码
Large increases need advance notice — that's leverage
房东如果要涨租超过 5%(或不续约),需要提前书面通知:住不满 1 年提前 30 天,1–2 年提前 60 天,2 年以上提前 90 天。拿到续约报价后,可以用附近新楼的优惠(比如免一个月)来对比、还价。具体规则请以 nyc.gov 上的最新说明为准。
An increase above 5% (or a non-renewal) requires written notice: 30 days for under a year of tenancy, 60 days for one to two years, 90 days for two years or more. Once you have the renewal offer, compare it against nearby new-building concessions and counter. Check the current rules on nyc.gov.

升级住得更舒服是一种合理的选择,不是错误 —— 只是要清楚代价。把「每月多多少」换算成「每年少存多少」,决定会更清楚。
Paying more for a nicer place is a legitimate choice, not a mistake — just know the price. Translating "more per month" into "less saved per year" makes the trade-off easier to see.

Start with what the same kind of unit rents for

Ideally the same building, same line. Compare against what this unit would rent for — not against whatever you pay today.
step 2 · 替代收益率 · the alternative return
诚实地选一个收益率,两个世界都算
Pick the return honestly, and run both worlds
现金世界(税后)和组合世界各算一次。如果两边结论一致,答案就比较稳;如果不一致,说明这笔交易取决于你对收益率的假设。
Once with the after-tax cash yield, once with the portfolio return. If both say the same thing, the answer is robust. If they disagree, the deal depends on your return assumption.
step 3 · 全成本 · full costs
把每一项成本都放进去
Load every cost
过户、物业费或维护费、地税、维修、卖出时约 7%,价格在 $100 万以上再加豪宅税。逐套核实物业费和地税,不要用估计值报价。
Closing, common charges or maintenance, property tax, upkeep, ~7% to sell, plus mansion tax at $1M and up. Verify each listing's charges and taxes before making any offer.
step 4 · 平衡价 · break-even
算出平衡价,和挂牌价比
Compute the break-even and hold it against the ask
同时看「平衡升值率」:房价每年要涨多少才能打平。如果要很高的涨幅才成立,就把它当成一笔房价押注来看待。
Also check the break-even appreciation: how much prices must rise each year to tie. If it takes a lot, treat it as a bet on prices.
step 5 · 上限 · the ceiling
买得起的上限和值得付的价格,取低的
Take the lower of what you can afford and what's worth paying
先留足应急储备,再算能动用的现金。不要为了够到一个价格而动储备。
Set the emergency reserve aside first, then work out deployable cash. Don't dip into reserves to reach a price.
step 6 · 住多久 · the horizon
诚实估计你会住多久
Be honest about how long you'll stay
如果三年内可能搬走,一次性的交易成本几乎会决定结果。住得越久,买房越有机会赢。
If you might move within about three years, the one-time costs will mostly decide it. The longer the stay, the better buying's odds.

Don't compare rent with a mortgage payment — compare total wealth in two worlds after five years. Load the full costs, find the break-even price, hold it against the asking price and your affordability ceiling, and if the answer is rent, use the timing.

This is a general framework, written up from my own notes on how I think about the rent-vs-buy question in New York. Alex is a made-up person and every number in the example is fictional and rounded for readability. The model is deliberately simple — it ignores taxes in the worked example, assumes the same monthly spending in both worlds, and treats returns as smooth when they aren't. It leaves out the non-financial side entirely: stability, control over the space, pets, renovation, and the freedom to move. Those can reasonably outweigh a gap of a few thousand dollars either way.
